Equity can work both with individual investors and with institutional investors.
Equity usually does its development work by forming a Limited Liability Corporation (LLC) which takes title to the property to be developed. The LLC is, in effect, a limited partnership. Equity manages the development process for the LLC. The formation of the LLC creates the real estate investment opportunity for individual real estate investors and institutional investors. The investors come into the LLC as Members of the LLC and, in essence, become a limited partner in the development project.
The investors share in the profits of the development project according to a schedule in the LLC documents. The financial liability of the investor is limited to his or her investment.
The development plan for most projects calls for the completed condominiums or townhouses to be sold not rented. Therefore, the duration of the project and the investment is usually one to two years.
Equity can work both with individual investors and with institutional investors. For individual investors, a minimum investment of $50,000 is usually required. For an institutional investor, the terms of the deal would be customized to the specific project.
